Statement of Rental Policy
Thank you for your interest in West Newton Flats (WNF). This is an overview of the guidelines used in processing all rental applications.
We are an equal opportunity housing provider: We fully comply with the federal Fair Housing Act and also with all state and local fair housing laws. We do not discriminate against any person because of race, color, religion, creed, ancestry, political ideology, sex, marital status, parental/family status, age, national origin, sexual orientation, gender identity, retaliation, disability, Section 8 housing subsidy or use of a service animal.
Apartment availability policy: Apartments become available when they are ready to rent. A vacant apartment will not be deemed available until it has been cleaned and prepared for a new resident. We update our list of available apartments as each apartment becomes available. An apartment that was unavailable in the morning may become available later that same day.
Occupancy guideline: For reasons of public health and to prevent undue stress on the building systems, the following occupancy guidelines have been established:
- One bedroom apartments – a maximum of two people
- Two bedroom apartments – a maximum of four people
Valid photo identification and written authorization: Applicants must present a current photo identification, like a driver’s license, military or state identification card, or passport so the applicant’s identity can be verified. If your rental application is approved, we will require a photocopy of your identification at the time of the move-in, to be kept in your tenant file.
Application process: All rental applications are evaluated in the same manner and each adult applicant must voluntarily provide a social security number for WNF to obtain a consumer credit report. In order to determine if qualifications have been met for a rental unit, the applicant must give WNF authorization to verify all information provided in the rental application from credit sources, credit agencies, current and prior landlords and employers, personal references and allow WNF to run a criminal and eviction background check. Every adult (18 years or older) applicant must complete and sign a rental application form and pay the non-refundable tenant screening fee in advance. Any false or incomplete information will result in the denial of the application and, if discovered after a tenant moves in, WNF reserves the right to terminate the tenancy. WNF will verify the information provided on the rental application through its own screening efforts and/or with the assistance of an independent tenant-screening firm. Unless information needs to be verified by regular mail, or we receive the application on a Saturday or Sunday, applications usually are processed in 24-48 hours.
Rental criteria: To qualify for an apartment, you must meet the following criteria:
- a. Income: The total combined gross monthly income of all rental applications in a given rental until must be at least 3 months the monthly rental rate. Only income that can be verified will count and WNF expects rental applicants with employment income, to prove 6 months of continuous income. If the applicant is unemployed or income is less than the required amount, the applicant must provide proof of a source of revenue, verifiable income, availability to assets, or an additional security if applicable. Verifiable income include but are not limited to: current employment wages (if self-employed, prior year’s tax return must be provided),future employment wages with proper documentation from future employer; savings accounts and/or interest payments from money markets, C.D.s or trust funds; social security benefits; alimony and/or alimony support. Applicants must pay the full security deposit, fees and first month rent before the tenant will be given keys to the rental unit.
- b. Rental history: Each rental applicant must have satisfactory rental references from prior landlords. If an applicant has ever been evicted or sued by a previous landlord, the application will be denied.
- c. Credit history: Each applicant’s credit record must currently be satisfactory. If there are any unpaid debts or a pattern of delinquent payment the application will be denied.
- d. Criminal history: If an applicant has ever been convicted (or pled guilty or no contest to) a felony, or a misdemeanor involving violence, sexual misconduct or honesty, the application will be denied.
- e. Renters Insurance: Resident is responsible for all damage caused to the premises as a result of the negligence of resident, its guests and invitees, including but not limited to fire and glass breakage, and shall be responsible for repair and replacement of any damage caused thereby, regardless of whether the breakage or damage was caused voluntarily, involuntarily, or from vandalism.
Renter’s insurance is required. Resident agrees to obtain insurance protecting the Premises from loss or damage caused by Resident/Guest or Resident’s/Guest’s negligence and understands that any insurance that Owner maintains is not for the benefit of Resident/Guest. Resident is required to provide proof of current renter’s insurance policy within 30 days of occupancy, and again at lease renewal.
